AGENCY DISCLOSURE: Clients 1st Property Management Specialists, LLC has acted as Agent for the Owner in this transaction and is paid a fee by the owner. Clients 1st Property Management Specialists has not acted as an agent in this transaction for the Tenant.
RENTAL CRITERIA: All applications will be subject to a credit check, criminal background check, rental/eviction history, employment verification and proof of income check. All applicants must be eighteen (18) years of age. Valid photo ID required.
NON-REFUNDABLE APPLICATION FEE: Applicant will pay a non-refundable payment in the amount of a $70 application fee per applicant. Anyone age 18 or over living in the property full time will be required to complete an application. The application fee is non-refundable. We cannot accept or process your application until we receive the application fee.
CREDIT HISTORY: Our credit reporting agency evaluates credit and rental history against indicators of future rent payment performance. An unsatisfactory finding may result in the requirement of an additional deposit, guarantor, or denial. An unsatisfactory credit report may reflect past and/or current bad debts, late payments, unpaid bills, collections accounts, liens, judgments or bankruptcies.
INCOME/EMPLOYMENT: Applicant must verify a minimum of one (1) year stable employment. All Applicants must have a combined verifiable gross income amount no less than two (2) times the market rental rate plus any debt.
Acceptable income verification includes one of the following:
- Last two (2) paycheck stubs showing year-to-date earnings
- Employment verification on company letterhead signed by a direct supervisor or payroll/human resources department representative
- Two (2) years of most recent tax returns
Self-employed applicants will be required to provide either the most recent two (2) years of tax returns or bank statements for the past twelve (12) months. Income received from sources other than a salary such as alimony, child support, disability income, retirement income, etc. may be subject to verification if used as part of the Applicant’s total income for qualifying purposes.
RENTAL HISTORY: Each applicant must have at least two (2) years of verifiable and satisfactory rental history. If applicant has acceptable rental history of less than one year or is a first-time tenant, the applicant may be accepted with an additional security deposit equal to the standard security deposit for the property for which the applicant is applying or an acceptable guarantor, providing that all other criteria is met. Satisfactory rental history reflects prompt monthly payments, sufficient notice and the property left with no damages. For applicants that are homeowners, permission is granted on the application to verify payment history with the lender.
LEASE GUARANTORS: A lease guarantor and/or additional security deposit may be required upon evaluation of the rental application. All lease guarantors must have a verifiable source of gross income in an amount no less than five (5) times the property monthly rent amount plus debt.
TERMS OF ACCEPTANCE: Applicants will receive one of the following acceptance levels:
- “Pass” will result in acceptance and the standard deposit of one month’s rent will be charged.
- “Pass with conditions” will result in acceptance with the standard deposit of one month’s rent plus an additional deposit.
- “Fail” will result in denial of your rental application
Applicants may be denied based on unfavorable findings as follows:
- A felony conviction involving sex crimes, violent crimes or crimes against children
- The manufacture, production or distribution of methamphetamines or other drugs
- Any other felony conviction in the past 5 years
- A misdemeanor conviction in the past 5 years
- An eviction or poor rental or mortgage payment history
- More than two (2) outstanding non-sufficient fund checks
- Poor credit may be subject to denial
UPON APPROVAL: In order to take the property “off the market” after you have been approved, within 24 hours of your approval, you must pay a reservation fee equal to the first month’s rent to reserve the property. Failure to comply with this requirement will result in your application being closed and the property being released to the next applicant. The entire reservation fee will be applied to the first month’s rent at the time of move-in. Should you not move into the property to consummate the Lease, the reservation fee will be retained by the Landlord as liquidated damages.
The reservation deposit is not the security deposit. We will collect the security deposit from you at the time of move-in. Certified funds are required for all initial monies, including the reservation fee, security deposits, any pet fee and the first month’s rent.
VALIDITY PERIOD: Approved applications remain in good standing for a period of ninety (90) days from the approval date. If a lease is not signed and/or the applicant fails to occupy a property within this time period, a new application must be submitted for verification and approval and a new application fee must be paid.
OCCUPANCY: The maximum number of residents permitted to dwell in any property shall not exceed two (2) occupants per bedroom. County codes and/or ordinances that exist supersede this policy.
PETS: Some properties allow pets. Please check with Clients 1st Property Management Specialists to see if the home you want to apply for allows the type of pet you have. Clients 1st Property Management Specialists can also tell you of any pet restrictions the Owner has for the property. If dogs are allowed, the following dog breed or mixture of breeds are not allowed under ANY circumstances to include, but not limited to: Pit Bull, Doberman Pinscher, German Shepherd and Rottweiler. Standard pet weight not to exceed 75 pounds unless Owner has more stringent restrictions. A non-refundable pet fee in the amount of $300 will be required for the first pet and $200 each for any additional pets. No more than two (2) pets per property.
