  • HAVE AN EMERGENCY REPAIR?

    Please call us immediately at 678-569-4005 during normal business hours. If after hours, call us at 678-871-5896. If it’s an immediate emergency (like a potential gas leak), please call 911.

  • CAN I MAKE CHANGES OR IMPROVEMENTS TO THE HOME I’M RENTING?

    While we often welcome improvements to the residence and yard, please be aware you’re required to have written authorization from Clients 1st BEFORE making any changes to the property INCLUDING PAINT. Please note some changes may also require approval by the owner and/or the subdivision’s Home Owners Association.

  • HOW DO I HANDLE REPAIRS?

    Please notify Clients 1st of any needed repairs no matter how minor they may seem. A maintenance request form is available through the tenant portal on this website and must be completed for any non-emergency repair. Have an emergency? Please call us immediately at 678-569-4005 during normal business hours. If after hours, call us at 678-871-5896. If it’s an immediate emergency (like a potential gas leak), please call 911.

  • WHAT ARE YOUR RENT COLLECTION POLICIES?

    All rents are due on or before the first of the month without exception. Regardless of holidays, weekend or acts of God, any rent received after 11:59 PM on the due date will be considered late and late fees will apply. Please see your lease agreement for more information.

    • Please note: Mailing your payment does not constitute payment received. We must receive it by the deadline specified in your lease agreement for payment to be considered on time.
    • We make it easy for you to pay on time! We encourage you to make rent payments online through the tenant portal on this website.
  • WHAT MAINTENANCE ITEMS AM I RESPONSIBLE FOR?

    Please read your lease thoroughly. In general, tenants are responsible for minor items that occur as a result of living in the premises including, but not limited to light bulbs, air filters, smoke-detector batteries etc. Again, please read your lease agreement for details.

    Also, please ask questions about anything you may not understand. We’re here to help and we’ll be glad to answer any questions you may have.

  • WHY DO I NEED RENTER’S INSURANCE?

    It’s important to have renter’s insurance to cover the cost of your belongings and personal liability in the event of unforeseen circumstances. Please read your lease agreement, but under most circumstances, landlords are not responsible for your personal liability or property in the event of fire, flood, acts of God, etc. This type of insurance is relatively inexpensive and well worth the cost. We will need proof of your renter’s insurance before you move in.

  • WHAT FORMS OF PAYMENTS ARE ACCEPTED?

    Online payments via your tenant portal, personal checks, cashier’s check and/or money orders are all acceptable forms of payment.

  • WHAT TO DO I NEED ON PRIOR TO MOVE IN DAY?

    You must have all utilities transferred to your name as of the lease start date with account confirmation of transfer. Proof of renters’ insurance and any deposits and/or fee that are due.

  • WHEN IS MY RENT DUE?

    Rent is due on the 1st of each month. Reference your written lease for specifics.

  • WHAT IS THE OFFICE MAILING ADDRESS?

  • ARE PETS ALLOWED?

    Depends on the property and property pet policy. Maximum 2 pet at most properties.

Prospective Tenant FAQs

  • HOW DO I TO APPLY TO BECOME A TENANT?

    It’s easy! Go to the “Listings” tab at the top of this web page, find the home you’d like to rent then select the blue “Apply Now” button for that home. You’ll be immediately taken to the application form.

  • WHAT INFORMATION WILL I NEED FOR THE ONLINE APPLICATION?

    You’ll need the following:

    • 3 years residential history
    • If you’re renting now: Landlord name, phone, e-mail
    • If you own now: Mortgage company name, phone, e-mail
    • Personal references: Name, phone number, e-mail
    • Names of people who will reside in the home with you
    • Social security number, drivers license number (for background checks)
    • Current employer name, address, phone number
    • Documents that verify your income like pay stub, social security statement, bank statement or tax return
    • Photo ID
    • Credit card to pay the application fee

    Each person planning to reside in the home who is 18 or older must submit a separate application.

  • HOW LONG WILL IT TAKE TO PROCESS MY APPLICATION?

    It will take approximately 72 hours to process your application not including weekends or holidays.

  • HOW MUCH DOES IT COST TO APPLY?

    $70 per applicant. Each resident 18 years or older must submit a separate application.

  • WHAT FINANCIAL CRITERIA DO YOU USE TO SELECT TENANTS?

    Most properties require that an applicant(s) combined gross income be at least two (2) times the monthly rent plus any debt.

    Example:
    Rent: $1000.00+
    Debt: $1000.00
    $2,000.00

    In this example, minimum gross income of applicant(s) must be: $4000.00
    In addition, each applicant must also pass a credit and criminal background check, rental/eviction history and employment verification and provide proof of income and photo ID. Each prospective resident 18 years or older must submit a separate rental application.
